In response to massive transformation demand in abandoned industrial urban areas, this paper describes the attempt to exploit local characters’ potential in the re-use of industrial buildings. The formation of military-industrial areas, like the urban areas Casaralta and Sani of the northern part of the city of Bologna, is limited to the “inner” relations among buildings, while neglecting the role of streets and plots in the structure of surrounding urban textures. The major focus in the rehabilitation of these urban settlements is the search for an “interpretative analysis”, a reading procedure consisting of data requirements to be used as design tools in the planning process. In this context the observation of the environmental and typological systems is a very important step towards new design hypotheses, within the frame of hierarchical consideration, from general urban scale to building technological integration. The urban areas often consist of a large number of critical issues concerning building types and technology, open spaces and natural residual areas, therefore they concentrate all the components of a whole city in one section. The case study of industrial abandoned areas in the north sector of Bologna represents, in this framework, a significant model. By means of specific comparison between local characters and existing building techniques, the paper suggests new design procedures based on the use of new technologies as possible interaction between “intentionality” in urban planning and evolution of historical urban forms. The potential of selected passive techniques focusing on energy saving demand and respecting the existing buildings’ characters -with a specific reference to the structural constraints- is discussed, starting from the study of transformation in building types, from the city centre to the XX century expansions. It may be concluded that if these technologies are combined to the urban morphology studies, they can lead to renewed forms based on typological formative processes.
