Italian social housing stock is characterized by low performances. It consumes high energy and it does not offer suitable levels of comfort, and requires flexible methods of approach to define objectives and modalities of intervention. This paper presents a case study located in Bologna (IT). The refurbishment of this building provides different intervention strategies.The financial analysis has been developed using the discounted cash flow approach in order to compare the different hypothesis. This approach al-lows to discount the cost of investment and future inflows and outflows to obtain the net present value, the internal rate of return and the discounted payback period. The different indicators are considered in order to verify if the different interventions on the building, in comparison with the current situation, are interesting from an economical point of view. This approach provides the decision makers with a degree of understanding about the economical outcomes.
